Elephant realizes residential building from buyers' options
In the Amsterdam district Westerpark West, a new residential building has been completed called Pepper, designed by Elephant. Elephant realized an architectural design that included image-defining design choices as buyers' options.
All 82 apartments offered buyers the option of a larger window, an additional window, a larger balcony and the possibility of an integrated planter with storage in the balcony.
In this way, the end user not only has an emphatic stamp in the living quality of the apartment but also in the architectural expression of the facades.
Peter van Gelder, project architect Elephant: "What is special about this project is that we have given the buyer himself a share in the living quality, by providing more outdoor space, extra daylight and views. This is remarkable for a residential tower, as the user usually only gets involved after permits have been granted and the contractor has completed his work, and where the façade, and therefore the quality of living, is usually no longer adaptable".
Parametric toolbox
Elephant realized a dynamic parametric 3D model in which all options were integrated to control all possible scenarios. The model directly tested the building physics and structural requirements.
Welfare
All design scenarios from minimum to maximum buyer options were first informally approved by the Amsterdam Welfare Committee. After the options were finalized with the buyer, the final result was formally approved.
Contractor - Developer
The buyer options could be purchased at an additional cost and therefore an addition to the basic Foundation Cost Set-up (StiKo) of the developer Westerpark West b.v.. The contractor J.P. van Eesteren discounted the buyers' options in advance so that the final buyer could make a well-considered choice. In the end, 80% of the apartments were equipped with the additional buyers' options.
