The construction of the Sheppard subway line was the catalyst for the development of this unique transformation of a 1960s “garden city” of suburban rental apartment towers into a denser and more urban community. The culmination of an intensive engagement process with residents, the City, and El-Ad Canada, WZMH’s award-winning master plan introduces infill at a community scale: 10 new residential towers and multiple townhouses in a mix of unit sizes and ownership models ranging from rental to condominium.

WZMH’s plan emphasizes pedestrian connections, with the introduction of courtyards between the new and old buildings, and a landscaped pedestrian route that links the subway to the north with parkland to the south. Branded as Emerald City, the first phase of construction includes 2,200 condominium units in six signature towers and 332 replacement rental units in four low-rise buildings. Podiums and townhouses lessen the impact of the taller buildings along the adjacent streets and, together with a variety of landscaped open spaces, contribute to a vibrant urban neighbourhood that features a new community centre, daycare, and community offices.

WZMH is currently in the final stages of developing an additional 3,000 residential units and a major retail component as part of the overall master plan.
