The bucolic setting of Parc Huron is a transformation from its previous use as a telecom switching station and industrial parking lot. Now occupying this last under-developed parcel in River North is a new 21-story mixed-use tower with luxury apartments, a green roof deck, aqua center and other upscale amenity areas, and ground-level commercial office and retail space.
Initially designed and permitted as a conventional condominium building, the property was subsequently purchased by a new developer that envisioned rental apartments and LEED certification. As a result, the design team had to retrofit on a fast-track schedule sustainable features into the design, which had already received Plan Commission approval, in order to meet the client’s goals. To achieve this, an energy-efficient envelope and efficient mechanical, electrical and plumbing systems were specified. The major building products featured high recycled content and local origin. The adjacent 14,000 SF park is planted with native and adaptive plants. Park Huron is the first LEED Gold-certified rental high-rise in Illinois.
