This project involved extensive ground floor renovations to an existing 1911 terrace house located in the tightly held Paddington Heritage Conservation Area. The property holds heritage significance forming part of a group of 6 typical examples of late Victorian Style housing.
Whilst the primary street facing living & dining rooms were intact, the rear of the terrace had been subjected to unsympathetic alterations in both the 70’s and late 80’s.
The result being 2 poorly resolved rooms which contained a kitchen and rear sun room. These rooms did not acknowledge the side courtyard and light void nor did they provide a satisfactory link to the rear garden.
The brief was to provide a generous kitchen with bar seating for 4, laundry, bath room & family room. In addition, the west facing room suffered from a lack of light and ventilation. These were critical aspects to address within a contemporary re-configuration.
Following considered heritage consultation, approval was obtained for a modest rear extension which aligned with the adjoining terraces. The plan retained the original side courtyard/light well, however once again Council grated a concession to extend the widths to the side boundary. This was just enough area to allow this simple open plan design to reach its full potential.
