The first stage of this project comprised a three-story office building without basement and 80 parking spaces at grade level.
The ground floor contains office space and exhibition areas for 1aKronenberger AG, a window manufacturer. The upper two floors can be divided in multiple ways. Depending on the tenants, up to four independent offices per floor are available. The skeleton-type construction featuring concrete columns together with a grid of 1.35m allow for flexible floor layouts. The offices feature a clear room height of 3.20m and, with the large window fronts, offer plenty of natural light and pleasant brightness.
The building is heated and cooled by the groundwater. A heat pump generates warmth to heat the building and to provide hot water. The groundwater is also optimally used for cooling purposes, with 30W/m² of free cooling available. The “TABS” (Thermoactive Building System) provides cooling through the concrete floors and heating and cooling in the concrete ceilings.
The façade concept consists of a system of metal elements – 1.35m wide – in front of the glass skin of the building. Shading is provided by vertical support beams and horizontal sun protection. The building is certified to Minergie standard (no. LU-1292). The roof can be used for power generation (photovoltaics).
