Kyson’s Waterloo Road scheme ‘One Pear Place’ is poised to become a local landmark acting as an important node within the wider regeneration of Waterloo and Lower Marsh.
Architects Kyson have completed an iconic new mixed use building in Waterloo, London. Juxtaposed between the Old Vic Theatre and the Old Fire Station the building is both a terminus for the streetscape and mediator between the historically grown neighbourhoods of Lower Marsh and The Cut and Waterloo Road.
The twisting, kinking streetscape with its narrow building plots and Victorian brick terraces is reflected in a slender facet that unfolds along the boundaries. The brickwork and modest proportions of the smaller portion of the building reference and complete the composition of the adjoining terraced buildings, whilst the taller and more imposing stone-clad volume blends in with the rhythm of Waterloo Road
One Pear Place is the second building to be designed by Kyson within the context of a greater block regeneration where the practice last year completed the restoration and remodelling of the Grade II Listed Old Fire Station.
As a mixed-use development, the two buildings combine retail, restaurant, bar, office and residential uses across approximately 55,000sqft. Kyson’s work will continue with the commencement of the refurbishment and remodelling of two further office buildings on the site later this year.
