The design of One National Harbor represents the synthesis of a carefully planned set of design guidelines meant to reflect the urban character, waterfront context and mix of uses at National Harbor. Modeled after Barcelona and its famed Las Ramblas, the building’s traditional detailing, varied height and mix of facade styles were orchestrated to evoke the sense of an urban street that developed over time.
A number of design opportunities arose from the project’s location at the gateway intersection of the development, both facing the Potomac and fronting the main boulevard, American Way. First, it was essential to activate the street, and this was accomplished by stepping the building mass back at the third floor and by creating a retail entrance on the corner, with storefronts all along the ground level. The corner of the building is further emphasized by the incorporation of amenity spaces, and by the tower detail at the top.
Residences were designed with varying sizes and price points, providing the built-in variety found in the most appealing urban neighborhoods. Most residences are complemented by views of the water, and some offer rooftop terraces with views of Washington, DC. Building amenities include a community room with pool table, grand piano, and plasma television; rooftop pool and pavilion area; complete fitness center; and National Harbor concierge service. Alternative transportation options include water taxi service to Old Town Alexandria, Georgetown and Mount Vernon.
