Officia Nordelta is located along the Bancalari corridor, a strategic area in the northern area of Buenos Aires. Today, it is a space with heavy car traffic but very little pedestrian flow. Along this corridor, several points of attraction appear, with this site being one of the most important. Given its strategic location, it is necessary to think not only about a building but also about a space with the right scale, prepared to welcome people. This space will be contained within a large void, which will be activated through its use. From this idea arises the question: how to create a void within a void? By giving it scale and containment, we generate a space with a strong character.
The ground floor is designed with a single access through the central plaza, concentrating all entries into this single space. This gives the plaza a contained character with functions of expansion, access, and commerce. The floor plan of the functional units offers flexibility not only in terms of use but also in their layout.
The office floors are characterized by a horizontal organization structured around courtyards and breaks materialized by the cores. This allows for multiple subdivision options and provides high spatial quality for the offices.
We are currently experiencing a paradigm shift in the way we work. Spaces that facilitate human interaction are encouraged, valuing meeting points and contact with the outdoors. Expansions related to both offices and common areas are becoming increasingly important: dining rooms, informal meeting spaces, relaxation areas, gyms, and event spaces. These areas are part of the environmental quality of the floor, which must offer flexibility and functionality to accommodate these activities. This environmental quality is achieved in part through courtyards and voids, which provide natural light, cross ventilation, and exceptional spatial quality. By optimizing the quality of the workspace, not only the usable floor area is increased but also its overall value. Additionally, the transparent façade allows expanding spaces visually, contributing to making people want to work in this building.
The location of the lot and the natural characteristics of the surrounding environment give the landscape a strong presence. Furthermore, the relationship of the building with its site leads us to consider the need to create a recognizable image. This makes us think of the volumetry as an "isotype," a synthetic form that generates great impact and has strong visual presence. The visual presence of a design allows it to be easily remembered, as it is necessary for the public to pause, observe, and internalize an identity. Therefore, it is essential for an isotype to be memorable, as otherwise it becomes completely ineffective.
