Context & Strategy
Located in Thessaloniki’s historic core, the existing office building underwent a transformation beginning in 2019. Following due diligence, the two lowest floors – exposed to roadway noise – retained their office use, while the upper levels were converted into residential units.
Ground Floor Reconfiguration
The original narrow entrance and two shops were rethought : one shop was removed to create an expanded lobby and back-office. Relocating the elevator to street level eliminated accessibility barriers and improved circulation.
Façade Design & Performance
A system of sliding metal panels introduces a dynamic, climate-responsive second skin. On the main façade, the panels provide sun-shading and reduce noise; on the northern façade, they ensure privacy while concealing exterior mechanical installations. Material selection prioritizes durability and resistance to pollution. Olive-green metal accents complement the Corten steel mesh, while neutral grey walls support the prominence of the movable façade.
Identity
The retrofit balances functional upgrades with a renewed architectural character, turning a formerly utilitarian building into a refined mixed-use landmark in the urban fabric.
