The project consists in the transformation of an old 1940 elders residence into a modern office building.
This meant that the building should no longer look like a residence too, since its new dweller was an IT based company that offers innovative high-tech services.
The plot is situated in "El Plantío" a northern suburb of Madrid, next to an astonishing pine tree forest. The existing building on the plot had a poor look and conservation. The main roof had serious leaking problems and
the building facilities were deficient.
The colour and materials at the entrance offered also a poor image for its new use.
The developer established four main conditions to the project:
1. The bulding needed a new roof and a new overall look.
2. Extra space was needed.
3. The company had already moved in the building so all the work on site would have to be done with them inside.
4. The total cost had to be under 280.000 € (Euros)
After researching the site´s background and urban regulations we found out that the building could also grow in height with an additional floor. Since we had to replace the leaking roof, we decided that a floor addition was a great opportunity solve that problem and also gain the extra space needed.
The big issue was that this new floor had to be raised with all people working underneath it !
Due to the height of the existing buildings in the surroundings, we figured out that the new top level would have great views in almost all directions, so this fact turned out as the real “leivmotiv” of the project.
The added floor is configured as a large observation deck that overlooks the pine forest nearby and Madrid's northern skyline. Thanks to its cantilevered roof that provides the adequate sun protection the views are guaranteed all year long.
A lift was included in the project to help the vertical flows inside the building and make it fully accesible to handicapped.
Structurally we conceived a light weight metalic "cage" that rests on a perimetral beam fixed to pre-existing walls and pillars. A few reinforcements had to be done too to the existing structure.
The main entrance was re-arranged and emphasized by a new canopy and facade cladding that welcomes the business visitors. Once inside, little work was done rather than new paint and fittings.
All the work on site was carefully studied in order to guarantee safety and efficiency. It took almost one year to accomplish the works and during that time we had snow, rain and burning heat.
Many things could have gone wrong, but surprisingly, everything worked fine.
