In order to reuse a nineteen century building in the Historic Centre of Seville placed at the back of the head office of the council of Presidency of the Andalusian Government and to exploit an unbuilt plot located between both buildings, it is proposed the construction of a new building unit related to the existing offices.
The nineteen century house to rehabilitate is composed of a single narrow bay with small surface that is almost parallel to the street facade. The building has a main facade to Barcelona Street and another of much less importance to Joaquín Guichot Street, in which adjoins with another existing building in use. The plot for the new construction is substantially rectangular plan with small twists in the background and a neighboring building with some easements of view at him. This fact requires establishing a free space in the complex to ensure the easement.
It is established a functional programme for the expansion of the administrative offices of the original building and it is decided to remove the vertical communication core and to place it near the middle wall of the bottom of the site, next to the courtyard, with enough magnitude to host a lift too in order to comply with currently standards. The height difference between the levels of the new building and its respective of the original building is solved by stairs that adapt at one end to the current offices and at another to the building to rehabilitate.
The heights of the new floors are oriented according to the existing building, allowing a dimensional and proportions treatment of the facade that respects the typological and dimensional characteristics of the different units and adjusts the functional needs. The vertical communications core, that is distanced from the facade, formalizes a small attic floor and gives access to the building rooftop.
Therefore the resulting building is made up of three office floors above ground, an attic floor with access to the building roof, a free space, a vertical communication core and a floor intended for facilities and other uses.
For the office spaces, the new building takes up the alignment of the middle wall of the existing house and trazed a trapezoid shaped floor between the two streets and the original building of Plaza Nueva and opens lightly to the Council headquarters.
Thereby it is developed in the three floors a serie of elongated rooms with dynamic perspectives that communicate with the space of the stairs through large glazed openings. The facade of these rooms is composed on one side of the facade of the restored house and on the other hand by the facade of the new building. This last one performs the vertical rythm of the house´s facade but with larger openings built with a stunning stainless steel carpentry mounted flush to the outside face of the wall, while inside, the windows offers a warmer face of wood.
