The Ocean View Home is a five bedroom three and a half bathroom new home built on a residential street two blocks west of the Atlantic Ocean in Delaware.
The home was designed to balance the owners’ desire for a modern beach house while still belonging to and enhancing the established neighborhood of original 1 1/2 - 2 story cottages and newer 3 story homes. The gabled front façade and Cape Code proportions help the home fit in with the neighborhood while the juxtaposed sloping roofs, stainless steel cable railings and bold color scheme help the home feel modern and fun.
Built on a 40’ wide lot, the home makes the most of the narrow, 26’ wide buildable area through the use of cantilevered decks and porches that create space for a driveway to run along the east side of the house and provide access to the parking court and garage on the back of the house. This eliminated the need for a garage door and/ or a large parking area on the front of the house and allowed for the design of a more inviting façade and front door. The home’s scale is kept in proportion to the original houses on the street by limiting the front (south side) to two stories and by setting the roof deck (which was an integral part of the program and had to be on the front of the house in order to capture any ocean views) behind a gabled parapet wall. Glazing on the south east corner of the house provides long views from the great room up the avenue towards the beach and creates the feeling that the space is much larger than it really is.
The south facing glazing also allows for passive heating in the cooler months while exterior solar shades protect the spaces from intense summer sunlight. The shading and cross ventilation limit the need for mechanical cooling on all but the hottest days and day lighting strategies eliminate the need for electric lighting throughout the day. When the lights are on, LED lamping reduces their power consumption and a five kilowatt solar array helps offset the homes minimal power usage.
