Santa Monica requires that any building in the R2 district over 23 feet in height have a pitched roof.“Maximum Building Height: Two stories, not to exceed twenty-three feet for a flat roof, or thirty feet for a pitched roof. A pitched roof is defined as a roof with at least two sides having no less than one foot of vertical rise for every three feet of horizontal run.” - Santa Monica Building Code This mandate gave us an opportunity to explore what it means to design a contemporary building and roof structure that would comply with designated guidelines, yet push the envelope and redefine existing notions of a pitched roof.The building is designed as a transparent volume on the public level to take advantage of solar conditions and natural light. This transition is achieved through the use of versatile outdoor and indoor living areas, as well as transparent divisions between patios and gardens and indoor spaces. The 50’ x 130’ lot has a slight upward slope from front to rear, presenting the design team with a unique opportunity to work with slightly irregular conditions. The units’ unique design, composition and solar orientation let the occupants enjoy a moderate climate throughout the year. Heat loss is minimized by constructing the northeast portion of the units from concrete block, thick wood framing, and insulated walls. Large expanses of glass allow occupants to enjoy light, sun and ventilation while maintaining a comfortable temperature. Natural ventilation, combined with concrete block walls and concrete floors, allow the units to stay moderately cool during the hottest days of summer. In the winter months, the concrete releases the sun’s energy to maintain a comfortable interior space.
