North Lakes Central is a 3620m² commercial retail/office development in the northern Brisbane suburb of North Lakes. Tenants include a newsagency, cafes, restaurants, salon, jeweller, Stocklands display showroom, commercial real estate agent and professional office suites.
8i Architects was employed by the client (Lakefield Developments Pty Ltd) to design a modern commercial building to attract prospective tenants. As a commercial venture maximising gross floor area for greater financial return and obtaining value for money was of primary importance. To achieve this, 8i Architects provided a strategic concept plan that maximised the building’s street presence and exposure and providing good easy to navigate carpark access. The building was designed as a singular whole with articulation through awnings and shade structures rather than breaking up the building into smaller pieces.
We have received positive feedback from the clients, builder, tenants and users of the facilities on the street presence of the building, its easy to navigate circulation through the building and it’s modern appearance.
8i Architects was the principal architect on the project. We were novated by the client to the builder (Constructions Group) in a Design and Construct contract.
As we had worked successfully with the builder and the consultants on several other occasions, we were all familiar with each other’s methodology. This enabled an efficient design and documentation process and allowed the builder time to construct the building in a very short timeframe.
The site was purchased in August 2012 and the building was completed in November 2013. This timeframe included initial concepts, tendering and negotiations to selected builders for the Design and Construct contract, a town planning application and approval, Design Development, Building Approval Documentation, Construction Documentation and Construction.
Construction began on site in April 2013 with the building scheduled for completion in December 2013 in anticipation for the Christmas leasing period, but was completed ahead of schedule in November 2013.
Given the size of the building and its associated carparks, the building was completed in a short amount of time.
While operational and tenanted in December 2013, the building had its official opening ceremony on 29th March 2014 attended by Federal Member for Petrie Mr Luke Howarth, Councillor Allan Sutherland of Moreton Bay Regional Council and Rugby League International Petero Civoniceva.
8i Architects has maintained a very good ongoing working relationship with the developers and the builders and is currently engaged to review tenancy fitout designs within the building.
