Höfðabakki:
The aim is to create a strong ensemble of office buildings and service areas that fulfill the most stringent regulations in terms of sustainability and local solutions, and at the same time satisfy the needs of those who occupy the area. Architectural interventions are proposed to revolutionize the rather dull area into a desirable brand that will attract high value companies and respected professionals. More importantly, the development will breathe new life into a stagnant area and serve as a model for further gentrification in the surrounding light-industrial area.
Arch-building:
The arch-building is modernized and renovated thoroughly while respecting the architecture and character of the building. The main goal is to minimize energy consumption with simple components whose combined effort will create a neutral indoor climate within the redesigned/upgraded building.
Low-rise-building:
New two-storey volumes are built between the existing structures, an area currently being used as a parking lot. The new infill closes off the center towards the street, creating a collective atrium with cafes, meeting rooms and other informal meeting points for staff and guests.
New office building:
A proposal is made for a new compact six-storey-high office building on the parking lot in the north-western corner of the site. Its physical presence is essential for the definition of the area as a whole and its size and proportions are derived from the arch building. Together the two buildings define the main entrance into the new office park. The building also creates a barrier from the street which helps to define the linear garden between the three main buildings.
Green office park:
The site in its entirety is made greener by the relocation of the majority of parking spaces underground. The main entrance to the site remains unchanged, but has been re-routed down a ramp to an underground car-park. Staff members are encouraged to commute by public transport, bicycles and by foot, through special grants allocated for these preferred types of transportation. This in turn allows for fewer parking spaces, as well as reduced traffic on the streets. These commuters arrive via a car-free, green garden, while those who come by car arrive through a unique car-park, lit up with several sky lights and filled with vegetation. Charging points for electric cars are situated close to all appropriate entrances to buildings.
