This apartment building is located on a narrow street in Potts Point with views to the city skyline to the west. The neighbouring buildings in this dense urban environment are a mixture of pre and post war apartment buildings. The building was required by planning controls to fit in the envelope of the existing building.The building houses seven whole-floor apartments, one two-storey apartment and underground parking. The living areas take advantage of the views to the west. On the southern and northern side of the building the small balconies are fitted with translucent glass privacy screens. These fixed screens are angled to allow for views to the city skyline to the west and ample light into the interior spaces.The street edge is defined by these three metre tall, glass privacy screens that catch the reflections of the water, clouds and sky and brings these elements to the narrow street. The delicacy of these screens is contrasted with the rougher and heavier materials of the base. The landscape treatment to the street incorporates stone and recycled timbers to create an open space that enhances the public domain and evokes the materiality of the nearby wharves.When viewed from Woolloomooloo, the deep balconies with thin edges make the building mass appear recessive compared to the surrounding development. The overall height is similar to other buildings and helps to define the ridge of Potts Point. The western façade is equipped with motorised blinds on the balcony edge. The operable solar screens change throughout the day and evoke the image of the billowing forms of sails. These blinds are operated automatically by the building management system and are designed to prevent the afternoon sun from hitting the glass. To further control the temperature within the apartments Low E glass is used throughout the building. The whole-floor apartments allow for cross ventilation throughout the apartments. The glass screens to the north and south elevation provide privacy to the residents while allow light and views to the rooms. This device means that blinds and windows can be left open throughout the day and night reducing the need for artificial lighting and air conditioning. The building is automated and public lighting is fitted to both movement and light sensors. The basement parking exhaust is on a carbon dioxide monitor ring and only activates when required. Rain water is collected and used for landscaping and toilet flushing in the lower apartments.
