Nişantaşı Koru Residences occupies one of Istanbul’s most distinguished slopes, positioned between the refined fabric of Teşvikiye and the dynamic urban life of Beşiktaş. The south-facing topography is not treated as a constraint, but as the project’s primary architectural generator.
In contrast to the monolithic high-rise typologies that increasingly define the city’s skyline, the development unfolds as a fragmented and terraced composition embedded within the terrain. This strategy humanizes scale while transforming Bosphorus views and daylight into intrinsic components of everyday living. Stepped volumes are carefully oriented to secure panoramic perspectives, while the voids between them introduce terraces, courtyards, and green roofs that allow the architecture to breathe.
Landscape operates as an infrastructural framework rather than a decorative layer. The preservation of natural topography, integration of vertical greenery, and creation of shaded transitional spaces establish a balanced relationship between built form and ecological continuity. Passive design principles—including solar orientation, cross-ventilation, and layered semi-open spaces—reinforce environmental performance and long-term residential comfort.
Architecturally, the project reinterprets Nişantaşı’s understated elegance through a contemporary lens. Facade proportions, material selection, and the calibrated balance between solid and transparent surfaces articulate privacy while framing expansive views. Gradual spatial thresholds guide the transition from street to residence, establishing a controlled dialogue between public and private realms.
