New Avenue — Residential Development at Avenue of United Europe in Żory
The planned multi-family residential development is a contemporary response to the needs of the city's residents: comfortable apartments, safe shared spaces, and a structured urban layout that builds genuine neighbourhoods — not just an "address."
The scheme comprises 6 nine-storey residential buildings with 2 levels of underground parking. The buildings are grouped into three pairs, each connected by internal recreational courtyards located on the rooftops of the garage sections. This arrangement clearly separates traffic zones from areas of relaxation, while providing residents with a green, intimate "heart" at the centre of each cluster.
Urban Design: Clear Layout, Calm Interiors
The composition, based on repetitive and legible building volumes, organises the site and aids orientation. The courtyards serve as semi-private communal spaces — for meeting neighbours, brief relaxation, children's play, or casual conversation. At the estate scale, particular emphasis has been placed on an efficient urban structure, logical pedestrian and vehicular circulation, convenient access to building entrances, and clear zoning — from streets and driveways through to the quieter interiors of the residential clusters.
An important element is the ground-floor commercial offer (approximately 900 m² in total), which supports daily life: small services, a retail point, or quick-stop venues that activate the streetscape and reduce the need for car trips.
Green Courtyards and Living Space
The project provides over 30% biologically active surface area (approx. 8,450 m²), translating into genuine comfort: shade, a better microclimate in summer, a less "concrete" feel, and more pleasant views from windows. The raised-level courtyards (above the garages) promote safety and privacy — these spaces are designed primarily for residents.
This is complemented by measures to reduce car dominance in the landscape: parking has been relocated underground, and some surface spaces are planned on permeable surfaces (open-grid paving), supporting water retention and softening the character of the terrain.
Apartments: Variety and Functionality
The development offers 480 apartments (80 per building), designed for different stages of life — from a first flat to a comfortable home for a family. The priority was layout efficiency: maximising usable living area while minimising unnecessary circulation space, which in practice means more actual living space within the same floor area.
The nine-storey buildings make it possible to reconcile urban density with greenery at ground level: rather than sprawling development, the result is a structured composition that leaves room for breathing and shared spaces.
Architecture and Materials: Durability, Simplicity, Contemporary Detail
The architectural form is modern and restrained — designed to age well and maintain quality over time. Façade materials have been selected for durability, ease of maintenance, and aesthetic appeal. Equally important is the quality of detail at ground-floor and entrance level — these are the spaces residents encounter every day, and they set the standard for the entire development.
