NEO, derived from the Greek word néos, meaning “new,” is an architectural project located in the heart of Quito that proposes a renewed way of living, working, and engaging with the urban environment. The project consists of an eight-story residential building that blends a modern and futuristic architectural language.
The architectural design is anchored in a dichotomy of colors and materials that disrupt the verticality and orthogonality of the urban landscape. This is achieved through the implementation of a secondary skin and structural layer—composed of a weave of white ribbons that diagonally meander across its black façade—providing a strong visual identity while conveying a sense of fluidity and movement.
Vegetation plays a fundamental role in the project, contributing both aesthetically and environmentally. On the ground level, a landscaped plaza featuring plant species such as acanthus, liriope, boxwood, and ficus not only enhances the public realm but also invites pedestrians to inhabit the space. This integration of the natural and urban landscapes strengthens the connection with the surrounding environment and encourages open engagement with the public domain.
As a key design strategy, built-in planters were incorporated into the façade to allow for controlled vegetation growth. This approach enables residents to enjoy green views from within their homes while allowing the building to actively participate in the urban dialogue from the outside.
Internally, the spatial configuration maximizes density without compromising comfort. Most of the units are studio apartments that adapt through the use of sliding wooden doors, offering flexibility and privacy between social and private areas. The inclusion of French balconies ("balconets") reinforces the visual connection to the exterior, granting residents a feeling of openness without increasing the building’s footprint.
The building’s common areas are essential to this new urban lifestyle. The main lobby features a coworking area and a meeting room that open onto a verdant courtyard planted with ferns, Washingtonia palms, philodendrons, and a signature myrtle tree. This space is designed as a luminous, harmonious environment where residents can work and foster social connections.
On the rooftop, wellness and social areas converge to activate the top floor. Amenities such as a gym, jacuzzi, and sauna connect seamlessly with a communal relaxation area envisioned for yoga practice beside a large magnolia tree. Additionally, a gourmet kitchen and BBQ area are integrated into a generous open-air terrace featuring fire pits nestled among lush greenery, with two magnolias standing out as iconic elements of the building’s identity.
These shared spaces are designed to elevate residents’ quality of life, promoting both personal wellbeing and community interaction.
