Within a larger spatial planning area, a neighborhood with two towers of 5 storeys above the ground is planned. The plot of land is on a slight slope and descends towards the southwest and the two towers rise above the common partially buried basement.
The floor plan dimensions were predetermined and were quite large compared to the permitted height of the buildings. We divided these two big cuboids into vertical bands of full (apartment) and empty (loggia). This allows for great privacy since the loggias of neighboring apartments are never positioned one next to the other.
In both towers, there are 60 apartments in total and 6 of them are designed according to the univarsal design, for people with disabilities and impairments. There are also 6 business premises, 3 on the ground floor of each tower. Since they have a public program they are oriented towards the central courtyard which appears on the roof of the basement floor inbetween the two towers. All the apartments on the ground floor have private atriums and are oriented away from the central square. These atriums are double fenced and have a strip of greenery inbetween the two fences allowing for a greater privacy. Each tower has 4 atrium apartments on the ground floor, 8 apartments on each of the 1st, 2nd and 3rd floor, and 3 larger apartments with terraces on the 4th floor.
In the common basement floor there are parking spaces for cars and bicycles dedicated to inhabitants. For visitors of business premises the parking is organized above the ground on the land plot.
The facade is designed as a combination of contact and ventilated facade in lighter earth tones.
The outdoor arrangement is organic, with raised islands of greenery and incorporated benches. A larger central platform is created between the two buildings acting as a small urban square. Main entrances to the two towers are located there.
