This building, at the corner of 14th and F Streets, is the office,
retail, and parking component of a mixed use project in downtown
Washington. The fourth component is a hotel at 13th Street and
Pennsylvania Avenue designed by Mitchell Giurgola Associates. In
section, eleven levels containing 400,000 S.F. of office space are
located above a three-level, 100,000 square-foot retail mall. The lower
retail level is connected to the hotel lobby by a shopping concourse.
Below the retail are four levels of parking accommodating 400 cars.

The office floors are broken into two wings in order to minimize
distance to exterior windows as well as create a courtyard that allows
the lower retail to be skylit. The elevator core is located between
these two wings allowing the elevator lobby to overlook the courtyard as
well.
