This project was designing of e seaside residential tower which was
a contest between several consultant companies and Hootanpei
Design got first place. The main concept
was formed based on lands shape. The project’s land is in form of a long rectangle
with 400 meters length and 72 meters width. This width connects to sea from
north and to main road from south. In order to fulfill the Contractor demands,
asking each unit need to be expanded from 72 m to 220m, therefore all the
Hallways, Stairs, Elevators and common spaces are more towards the central and
inside of the U style structure, also units are on the other sides, considering
the narrow width and high square footage of the structure. In conclusion the
platform adjustments would give all the units much wider view and would keep
the full privacy.
This U Style of building is creating an inviting form to the
complex. Forming the whole construction is based on a multi-purpose idea. First
affective factor in this design was not facing to a huge high construction
while entering the site. Because of this, the building goes up gradually like
stairs and reaches to peak.
Next
factor affected on design was obtaining enough parking lots. As the project
locates near the sea, constructing parking in underground is impossible and
making so many park places is neither possible nor economical. So parking lots
are set in first floor to third floor. In first floors it has the maximum width
so enough places for parking is available. Parking lots have access to enclosure
by outdoor ramps that their façade is based on sea waves. This complex has a
very big lobby in ground floor. Public halls and several small shops for daily uses
that have a view to lobby and two restaurants locate in this floor. Elevators are set in a way to achieve each
flat’s accessibility to its park place and lobby simultaneously with shortest
distance. In upper floor of tower there are several penthouses which have their
own terrace.
