Designed by ICESA in close collaboration with the owner, M Estate is a hillside complex nestled in the Central Volcanic Range of Costa Rica. The project includes two houses, a stable, and a round pen, all thoughtfully integrated into the mountain landscape.
Originally pastureland, the property was acquired with a vision for ecological restoration. Over the past five years, a reforestation effort with native species has transformed the area, replacing diseased and non-native trees while planning the site’s buildings to harmonize with the regenerating environment.
The main house is positioned on a plateau, where two rectangular volumes sit parallel to each other. The social volume faces the city and a distant active volcano, while the private volume looks toward a nearby protected hill. These volumes are connected by a glazed corridor that serves as a lobby, linking the two spaces and enclosing a central courtyard. This square patio creates a sheltered, warmer environment in contrast to the open views. The living area extends outward on all sides, blending the surrounding vistas with the intimacy of the courtyard. To preserve unobstructed views, the southern terrace is set three steps below the main living floor.
The materials reinforce the home’s connection to its environment, with local almendro engineered flooring and stone-clad walls that anchor the structure to the landscape. The expansive roofs protect the home from heavy rainfall, with water collected and treated to supply the property’s needs. The client’s commitment to sustainability extended to sourcing roof tiles that avoid chemical runoff and incorporating solar panels to supplement the estate’s energy demands.
Costa Rica’s temperate mountain climate—cool with alternating sun and clouds—required innovative design solutions to ensure comfort. ICESA incorporated two distinct skylight systems for the bedrooms and social spaces, maintaining natural light and warmth throughout the home.
The eat-in kitchen, designed as the heart of the home, cantilevers outward to maximize corner views of the ever-changing volcanic backdrop, creating a dynamic and inviting family gathering space.
