10M HOUSE – NOT BUILT OF MUD
A Modest House in Panchkula That Challenged Conventional Thinking
In 1999, long before sustainability became fashionable and before seismic resilience entered mainstream residential construction discourse in India, Metamorphosis Architecture designed and constructed a remarkably efficient residence in Panchkula for an engineer friend.
Located at H.No. 1109, Sector 11, Panchkula, this compact 1350 sq.ft. residence was completed at a construction cost of under ₹5 lakhs — an achievement that still raises eyebrows today.
Yet the real story of this house is not the cost.
It is the intelligence of the design.
Despite its modest footprint and economical budget, the house contains a complete and highly functional residential program:
Three bedrooms with attached toilets
A full-width living room overlooking the frontage
A centrally placed dining room and lobby
A functional kitchen
An internal courtyard providing light, ventilation, and thermal comfort
The courtyard became the environmental heart of the house — densely planted with oxygen-generating plants and herbs, creating a cool and breathable microclimate within the home.
The “Mud House” That Was Never Built of Mud
Interestingly, many people referred to the house as a “mud house” because of its earthy appearance and understated aesthetic. But the structure itself was never constructed with mud.
The building employed a simple yet durable material palette:
Brick masonry
Reinforced concrete
Steel
Exterior stone-grit paste finish
This restrained approach gave the residence an earthy, timeless character while ensuring long-term durability. More than two decades later, the building continues to remain almost in its original condition, requiring minimal intervention.
Ahead of Its Time in Seismic Thinking
Perhaps the most significant aspect of the project was its structural foresight.
This residence was designed and constructed before the 2001 Bhuj Earthquake and before major revisions to Indian seismic codes by the Bureau of Indian Standards.
Even then, seismic bands were incorporated into the construction for improved structural integrity — a precautionary measure rarely adopted in small residential projects at the time.
What later became code-mandated practice had already been intuitively integrated into the design philosophy of the house.
Architecture Rooted in Practical Intelligence
The project stands as an example of how architecture does not require extravagance to achieve quality, comfort, or longevity.
Good planning, passive environmental response, durable materials, and structural common sense were enough to create a residence that continues to perform successfully after more than 25 years.
In an era increasingly obsessed with surface luxury and excessive construction budgets, this Panchkula residence quietly demonstrates the enduring value of thoughtful architecture.
