User's Needs Narrative
Mr Robinson is located in the neighborhood of Hillcrest in San Diego on the corner of Park Boulevard and Robinson Street. This thirty-six-unit apartment gives San Diego four of its units for very low-income renters at no cost to the city. Previously, the site was a run-down automobile repair shop and a blight, which was deterring development of the surrounding areas. Mr. Robinson incorporates two active uses. A restaurant and separate cafe will be able to provide breakfast, lunch and dinner keeping the outdoor dining area active at all times. The Building claims the street corner while at the same time sets back to provide a significant outdoor dining patio for both the restaurant and cafe establishments. This significant intersection needed a building to claim the corner but at the same time provide a noble gesture of outdoor gathering place for the neighborhood.
Contextual Information
The Immediate surroundings are an urban neighborhood with a mix of new and old buildings the range from two to eight stories. Conceptually, Mr Robinson is a cube that has portions eroded to create towers of residential fingers that provide individual identity for the inhabitant. The traditional apartment that has windows on one end and limited daylight with no cross ventilation no longer apply. Each unit has an outdoor balcony, significant glass, and cross-ventilation. At night the building becomes a lantern for the intersection and a landmark for the community.
Resiliency Features
Mr Robinson is constructed predominately of sustainable concrete and glass that requires little to no maintenance. Carpet has been substituted with stone flooring to reduce long-term waste and carpet wears out. LED lighting is used throughout. The central corridors are vented on both ends of the east-west axis to allow airflow through the entire building. Natural airflow is also utilized in the parking area.

The firm served as developer, contractor, and architect throughout the project. This allowed costs efficiencies to be attained.
Innovative Design and/or Construction Features
This firm is the full one-stop shop. An office of four provided all services, which includes land procurement, design, construction, development, property management, and ownership. We have no client, contractor, no job directors, no change orders, and completed the project in 14 months.
