After beginning to work with Frasers Property in 2008, firstly to provide advice on furniture selections for display apartments in their Lumiere development, then to present a strategy for “kitchens of the future” and finally to fully design and document the interiors for one of the towers at One Central Park, Smart Design Studio were invited in 2011 to participate in a design competition for Frasers’ next residential project in Parramatta.
Smart Design Studio’s successful strategy for the Masterplan of the 5 hectare former industrial property on the north bank of the Parramatta River focusses on the development of two distinct apartment building typologies arrayed across the site in response to their context, linked by the theme of resort style living and the creation of an extensive new riverside park.
Along the foreshore, 4 towers project above the landscaped park like wharves, capturing views for high level apartments over the river towards Sydney’s CBD whilst establishing the signature view for the precinct from the water. Bounding the site along the surrounding streets, lower, more urban buildings provide sun-filled interiors looking over courtyards. Wharf buildings and Courtyard buildings are united by water-filled landscapes and tree-lined streets to create a tranquil and resort-like quarter a short distance from the centre of Parramatta.
Each building typology is characterised by a contrasting treatment for facades and form: wharf buildings incorporate expressed horizontal slab edges in white, with a pattern of vertical timber cladding and full height vertical fenestration woven between each floor level, whilst courtyard buildings appear solid and grounded, with panels of dark masonry stepping along the façade.
The site is carved into 3 superlots by a new road extension and a pedestrian and cycle link to achieve a total of 750 apartments, arranged over 10 separate buildings which vary in height from 4 to 13 storeys. At the heart of the development at the intersection of the streets a new square is created, connecting to a bridge which soars over the floodplain and river to link the development with Parramatta’s town centre. A new cycle path runs along the river and provides access to a platform over the water adjacent to the arching mangroves, potentially serving as a future stop for the Rivercat.
The proposed Masterplan responds to and emphasises the leafy waterside characteristics of the site to create a prime living environment for the region.
