People's Choice - Modern Residential

The building form is articulated as two blocks (north and south), each further segmented into two distinct shapes echoing the historic, heritage single-family dwellings found in the area. Each block consists of two‐and‐a half storeys with 8 (two‐bedroom) pedestrian‐oriented units. The south block’s lower units are oriented to the street and the remainders are accessed via a central landscaped courtyard, acting as an internal focal point for the development.

For this project, D T A rezoned and redeveloped the site through a Comprehensive Development (CD) zone based on the RM2 designation. The design complements the historic character of New Westminster, but with a sensible, modern approach, combining the scale and character of the neighbourhood and acting as a transition between the original single-family homes in the vicinity, and the more recent multi‐family buildings nearby and adjacent. This benefits the community by strengthening the positive aspects of the local architecture.
