home is designed to be warm, comfortable, healthy, safe and secure, built to be
resilient and durable with ease of use, low maintenance and low running costs.
It is a compact but spacious feeling
small smart home with built-in storage and no waste space enhanced by high
sloping ceilings that achieve a feeling of spaciousness.
The home features James Hardies new
Scyon Stria Cladding and Axon Panel Cladding. It is adaptable either as 3 or 4
Bedrooms. 4 Bedrooms and 2 Bathrooms with 1 Living, Dining Kitchen space, or 3
Bedrooms, 2 Bathrooms and 2 Living spaces including a Multifunction Room that
could be a TV/Mediaroom or guest room or home office or childrens playroom etc.
With the inclusion of an additional door in the passage the second bathroom is
adaptable to be either an ensuite orshared bathroom.
Design
Input: If
the home is purchased off the plans, the new owner can have input in to the
final specifications and finishes and colours etc. Obviously if changes are
made there will be a price variation by negotiation for the costs associated either
up or down if things are added or deleted. Construction can commence
immediately and is scheduled to take 3 months.

Designed for safety, security and
peace of mind. RibRaft floor system. 140mm wide external wall framing,
(stronger but also allows for extra thick insulation, Entire exterior clad with
ecoply for additional bracing. Claddings, linings and fitting designed to
minimize EQ damage. Modular design with control joints plus other internal
safety features etc.
Even the joinery units have hinges
that lock shut if there is a large earthquake. It is anticipated that the home
would achieve a high rating within the forthcoming Quakestar rating system.

High performance thermal envelope,
energy efficient electrical and lighting design throughout, water efficient
tapware and toilets, rain water collection, solar or heat pump hot water, energy
efficient appliances, sustainable certified materials etc.
Walls have R4 insulation as
they are 140mm thick instead of 90mm. 140x45 H1.2 MSG8 timber framing, Ecoply
to entire exterior walls to provide additional bracing as well as a rigid air
barrier.
Floor is based on a Ribraft system,
a structural engineer designed floor and has 300mm of polystyrene under and
also most importantly an insulated perimeter detail to eliminate any thermal
bridging at the foundation edges.
Roof: option 1 Colorsteel on conventional timber framed
roof with a sloping suspended Gib
board ceiling with control joints and details to avoid cracking. Continuous
R5 insulation meaning no thermal bridging causing heat losses.
Roof: option 2 Colorsteel on Xlam Panels made from
CLT Cross Laminated Timber. CLT is a solid laminated timber structural panel
that is incredibly strong and has proven Earthquake performance. It is also environmentally
sustainable and has good thermal characteristics. The insulation is on top of
the panels and the underside of the structural panels also provides the

Windows
and doors
are PVC framed Low E argon gas filled. These windows make a huge improvement to
overall thermal performance and at R.62 they are approximately double the
performance of normal double glazed aluminium windows. Alternatively thermal
break aluminium frames could be used if preferred.

accessibility and ease of use. Wider doors and Level entry doors and level
entry shower. Wider passage, optimal space in bedrooms, 1500 turning circle in

grabrails etc.
