Active redevelopment of the territories along Paveletskaya railroad station has led to the formation of spatial gaps between industrial and warehousing areas, that till now have remained as such or have been transformed into office centres. Among such facilities was a site at Letnikovskaya Street, the front line of which showed exceptionally dispersed settlement with intermediate intervals of 100 meters and more. The site is to become the new driving point of the district development, plotting a vector for the territory transformation for the next decades.
Working on Mitte Apartments, we tried to embody contemporary trends while shaping the living spaces. The staircase and elevator section is situated at the interface of two spaces with all communications racks located along inter-flat corridors, granting residents the maximum freedom of apartment space arrangement. First floors of the complex are intended for commercial purposes, while underground floors have been designed as two-level underground parking for 35 cars. The typical floor layout enables future residents to select the most comfortable space for them – small apartments of 27 m2 can be merged with larger ones of up to 75 m2, allowing to create custom, unique spaces.

The facades of the complex are made of Wasserstrich hand-formed brick with embedded elements of Schüco composite panels and aluminium lamels. Vertical façade articulations visually elongate the medium sized 10-story building, making it well proportioned and elegant.
The lack of space on the site has led us to the decision of use the roof of the building for public recreational purposes, which is commonly occupied by engineering equipment. To solve this task, the architects offered to increase the upper floor height to 4.8 m to form the ceiling void, where the engineering communications are installed. Thanks to the design solution, the rooftop became a classy area of attraction for the residents, offering great views on Schukhov Tower and Novospassky Monastery.
