Mirador will be built on an assemblage of eight parcels (the “Property”) located on the northwestern edge of Pasadena’s Playhouse District, and will involve demolition of existing structures and surface parking area. New construction will consist of four multi-story buildings with 496 units. Lot One located at North Los Robles Avenue and North Oakland Avenue will contain three buildings with 440 market rate units, located within one seven-story building, and two five-story buildings over a three-level subterranean podium garage containing 744 parking spaces. A five-story building located at North Oakland, directly across the street from Lot One, will contain 56 units multi-generational, affordable to very-low-income households over a one-level subterranean podium garage containing 28 parking spaces. Mirador amenities will include a fitness center, recreation room with clubhouse, outdoor kitchens, resort-style pool and spa area, and a rooftop deck. Residents will have access to significant open space with inviting courtyards and paseos, enhancing walkability and outdoor recreation. The Project’s outdoor corridors create pedestrian connections to nearby transit hubs, City Hall, and the Playhouse District’s shops, restaurants, museums, and theaters. The Project will be designed in a Spanish-style that highlights the architectural styles of the 1920’s Playhouse District, and Pasadena’s Mediterranean, Spanish, and Italian Renaissance influences. The Project combines fresh modern design and historic character, honoring Pasadena’s reputation for being an eclectic cosmopolitan community, rich in history and architecture.
