Located on a lot filled with large-scale trees, it is a mixed-use complex that arises from two essential premises: to conserve and emphasize all existing vegetation, and to integrate kindly into the pedestrian urban context.
This is done without setting aside obtaining the maximum density permitted for the building.
A project laid out on a modular and adjustable floor plan. The ground floor is configured through a free plan; it houses 6 commercial spaces, along with the main lobby of the building. The first and second levels, respecting the free plan structure, each contain 10 modular, adjustable offices, along with complementary services like common meeting rooms and restrooms.
The third and fourth levels, taking advantage of the modulation, allow for different housing typologies: one, two, and three-bedroom apartments.
With a friendly integration to the pedestrian scale, the volume of the building steps at the corner, clearing the main foliage, lowering the scale and giving a more gradual perception of its height.
To emphasize the lush immediate vegetation, the volume of the first level is wrapped in a completely reflective facade, allowing the immediate foliage to double and continue both inside and outside the lot; replicating colors, the sky, and sunsets.
Emplazado en un terreno cargado de árboles de gran escala, es un conjunto de usos Mixtos que surge de dos premisas esenciales; Conservar y enfatizar la totalidad de la vegetación existente, e integrarse amablemente al contexto urbano peatonal.
Esto sin dejar a un lado obtener la mayor densidad permitida en el edificio.
Un proyecto desplantado en una planta modular y ajustable.
La planta baja se configura a través de una planta libre, alberga 6 locales; junto con el lobby principal del edificio. El primer y segundo nivel, respetando la estructura de planta libre, contiene cada una, 10 oficinas modulares, ajustables, junto con servicios complementarios como salas de juntas comunes y servicios sanitarios.
El tercer y cuarto nivel, aprovechando la modulación, permite tener distintas tipologías de vivienda. Departamentos de una, dos y tres recámaras.
Con una integración amigable a la escala peatonal, la volumetría del edificio, se escalona en la esquina, librando las frondas vegetales principales, bajando la escala y dando una percepción más gradual de la altura del mismo.
Para enfatizar la exuberante vegetación inmediata. El volumen del primer nivel se envuelve en una fachada completamente reflejante. Permitiendo duplicar y continuar el follaje inmediato tanto dentro como fuera del terreno; replicando colores, el cielo, los atardeceres.
