Two streets, two plots - one complex. Preserving the height, rhythm, parceling, the buildings do not trifle with historical details; they correspond to modern style and functional content.

To create a modern multifunctional complex, supporting the existing development.
Challenge:
Implement the customer's functional program, taking into account the restrictions on the number of storeys.
Hardships:
There are three more zones of different height restrictions on the site with sufficiently high specified density requirements.
To separate the transport and human flows of the residential, office, and hotel parts so that everyone is comfortable and does not intersect.
Scattered development of Chornovola Avenue. The building of the cultural center of Khotkevich closest to the site does not define the structure of the street, and behind it, there are no buildings that would support the line of street development from the side of the avenue.
Solutions:
In the residential part of the complex on Lemkіvs'ka street, parceling and number of storeys of the preserved surrounding buildings are maintained. The volumes of the buildings maintain proportion and scale while remaining in a contemporary style.
Facade shades support the local color scheme.
The facade of the office and hotel part is divided into several volumes, which, in terms of color scale and variety of details, support local flavor, rhythm, and attention to detail.
For the volumetric composition of buildings along Chornovola Avenue, the technique of a classic three-part tectonic structure is used, which also highlights the functional division. The bottom row is an arcade of various arches for street shops and cafes. The arches' format is supported in semicircular struts of the protruding middle part - the office volume. The hotel part's brass crown gives a reference to metal roofs and, due to this, is perceived as an attic block.
A wide staircase from Chornovola Avenue leads to the courtyard with a summer terrace of the cafe; along with the building, there are various recreation areas, separation of pedestrian and bicycle paths with a sideline for cars - all the necessary prerequisites for creating a smart street.
To combine utilities, the column spacing of the hotel coincides with the office part.
To distribute human flows, the office part elevators do not rise to the upper floors, while additional rooms for the hotel part appear in place of the elevator shaft.
Technical engineering rooms have been thought out to maintain the closed-loop heating system.
