Challenge to achieve a compatible rehabilitation/restoration/remodel and new build addition for a work/ live space including a new build lap pool for a mid -century modern home in Savannah, GA.; according to the guidelines of the Secretary of the Interiors Standards for Preserving, Rehabilitating, and Restoring or Reconstructing historic buildings.
Project Design Solutions:
Already during the purchase phase the research work for the project started to locate architect/builder and more information on the homes original owners to ensure proper remodel and rehabilitation.
Images and information was obtained from various parties.
In addition the best possibility to “lift” the sunken part of the house was secured from a variety of options to avoid any further damage to the house (RAMJACK lifted the home with 13 steel posts).
During the whole remodeling process high attention was paid to preservation of materials (original windows, glass sliding doors, tiles in bath, original GE oven, concrete floors, slate floor, original exterior lamps/ and posts, original bathroom fixtures for light and plumbing, original light switches throughout) features ( fireplace, soffit lights, post and beam ceiling), finishes(wood, concrete, yellow brick), spaces( the original layout was brought back by opening the enclosed porch to exterior), and the design relationship of all, showcasing the mid- century modern characteristics.
Throughout the project all necessary remodel/ repairs/ replacement were done with the highest quality sustainable materials to guarantee longevity of the rehabilitation. (See product list enclosed)
Cracks from “sinking” of the home in brick/ mortar work were matched to original color to blend in the exterior.
The roof and Roofline were remodeled/ restored/ improved by using eco-friendly spray foam roof for insulation in order to keep the character of the home, but to improve / add energy efficiency.
Original “tongue& grove” ceiling was freed from “pop- corn”, and painted with clear varnish.
Beams and siding was replaced the same way the home was built originally and received a new environmentally friendly paint coat.
Walls received energy efficient spray foam insulation.
Interior brick work, which had been stuccoed over, was opened up from sheet rock coverage.
The carport was enclosed, to use as outside patio, with decorative midcentury modern concrete blocks.
Concrete driveway and walkway were repaired using the original footprint/ layout.
Interior floors were stripped of carpet and the concrete bare floors were repaired to keep the midcentury modern character.
Kitchen and bath cabinets were replaced with clean line sustainable cabinets/ glass cabinets close to the original overall look and design.
Paint was stripped from original exterior aluminum light fixtures in entry and walkways.
Wallpaper was removed throughout and walls painted with environmentally friendly paint.
Colors used are the same as the original house (grey, aqua, orange, white)
The laundry area in the carport was better configured and new large sliding doors added instead of the original space with 2 entrance doors.
