Set on a dramatic six-acre oceanfront site in Southampton, NY, this project harmonizes architecture and landscape in response to the site's unique natural features. The property’s prominent sand dune and exaggerated topography inspired the home’s elevated X-shaped design, which meets FEMA flood regulations and local zoning constraints while embracing sweeping views of the ocean and bay.
The landscape is thoughtfully designed to enhance the home’s form and create a seamless indoor-outdoor experience. Deep roof overhangs and elevated terraces extend into the environment, providing shaded spaces for outdoor living while offering protection from coastal elements. A private landscaped courtyard emerges at the western end of the house, where two wings pull apart, offering a tranquil retreat framed by native plantings that thrive in the maritime climate.
Pathways guide movement through the site, connecting outdoor living areas like the pool terrace to the surrounding dunes and curated planting beds. Native grasses, shrubs, and trees not only soften the architectural edges but also restore ecological integrity to the site, promoting biodiversity and resilience.
Sustainability is integral to the project, with geothermal heating, rooftop solar arrays, and energy-efficient systems seamlessly integrated into the design. The interplay of natural materials and native vegetation enhances the site’s character while reinforcing the commitment to environmental stewardship.
This project celebrates the coastal landscape, blending built and natural environments to create a timeless and sustainable retreat.
