Lutmastraat 175 is located in the old-south district of Amsterdam, The Netherlands.
A new building is realized on the site of the old gymnasium building which closes the building block on the existing building height. The demolished building belonged to the former primary school on the other side of the block and was half-high in relation to the adjoining buildings with an open sports field on the roof.
The new construction of about 1.400 m2 houses 15 compact 2- / 3-room starter apartments ranging from 37m2 to 47m2. A short gallery on the inside of the urban block gives acces to the double-oriented apartments.
The houses have French balconies on the street side and common balcony areas on the garden side.
The solar panels on the roof provide sustainable energy.
On the ground floor a nursery is realized with a playground on top of the roof of the underground car park.
The sound-proof façade consists of large masonry frames, the ground-floor façade is made of natural stone. The long sized bricks are incorporated both horizontally and horizontally in a semi-brick block bond. The masonry distinguishes itself subtly from the surrounding façades and refers subtly to the Amsterdam School Style, characteristic of this neighborhood. The grid of large squares with sunken windows on a plinth wall is inspired by the façade construction of the former building.
