Lument is a leading commercial real estate lender that specializes in navigating the intricacies of multi-family, seniors housing, and healthcare finance. Formed in 2020 as the result of a series of mergers and acquisitions, Lument is determined to provide optimal outcomes for a wide range of investment transactions and has financed more than $130 billion in its history. Lument and OTJ Architects partnered to leverage the ability of a new Dallas workplace to sustain a high-performing culture rich in opportunities for professional growth and rooted in a commitment to work/life balance.
Like Lument, OTJ works to develop strategic solutions that advance the unique operational needs of each of our clients. This alignment in values propelled a collaborative dialogue that laid the foundation for an agile, hybrid design, complete with a myriad of space typologies and sizes, where individuals at all levels of the organization can come together, work independently, exchange ideas, or socialize. Our concept harmonizes a sequence of offices, open workspaces, phone rooms, and communal areas through the deployment of a central, sequential circulation path. Designers turned to carpet, expressed in a series of complementary neutral tones, as an understated yet intuitive way-finding device that guides staff and visitors immediately from the elevator lobby to the reception, conference rooms, and beyond.
The project’s technical challenges included leveling the floor of the remodeled elevator lobby as well as addressing concerns over noise pollution and daylight penetration. Low-level wood desk partitions combined with floor-to-ceiling glass conference rooms and office fronts provide uninterrupted sightlines while ceiling baffles attenuate the acoustic resonance of staff conversations and presentation screens dispersed at key interval throughout the space. Lastly, our designers elected to activate the workplace’s soothing baseline palette with bold, branded pops of mustard and blue while juxtaposing a rich suite of materials comprised of deep wood veneer panels, lightly veined stone accents, and herringbone flooring.
