On April 7, 2025, gad Architects stood out in an international competition against three world-renowned design teams and successfully secured the bid for the supertall tower project - Lumena (Business Bay Plot 25B) - located in Dubai's core business district and developed by Omniyat. This project is poised to create a new global benchmark for green office spaces in the "Manhattan of the Middle East".
The project is situated along Sheikh Zayed Road, the most iconic thoroughfare in Dubai’s core area connecting renowned landmarks such as the Burj Khalifa and The Palm Jumeriah.
How to create a "localized" new urban landmark at "this particular site"? We aspire to fulfill the vision of Omniyat, while ensuring the building not only distinguishes itself in form, but also embraces the city, nature, and users with inherent friendliness.
Our Design Strategy
01 Collaborative Integration of Function, Aesthetics, and Technology
The project covers a plot area of 10,232.9 square meters. To accommodate a large-scale building in such a constrained plot while creating a striking landmark, it is essential to achieve a seamless integration of functional efficiency, aesthetic expression, and cutting-edge technology.
The design needs to address two key challenges: How to endow the tower with an elegant and balanced form, given that large standard floors often lead to proportion imbalances? How to resolve the the problem that oversized sky gardens enhancing spatial experience while minimizing the integrity of the building facade? To tackle these, we have developed a systematic design strategy:
01-1 Unity with Diversity, Stability with Ingenuity
The tower is based on a "cross-shaped" floor plan with the off-centing of the core to the non-view side. The cross-shaped layout reduces the overwhelming visual bulk of a full standard floor, while the off-centring core enables a 270° panoramic viewing and lighting space, bringing stunning sea and urban views into the building.
We innovatively integrated the sky garden platform system into the building’s structural gaps in an orderly manner, effectively preventing large external platforms from disrupting the facade’s integrity.
A staggered vertical garden system grows organically along the tower, providing each floor with a landscape balcony. This not only creates a transition between indoor and outdoor spaces but also fosters a micro-ecosystem in the dedicated office areas, where sunlight, breeze, and greenery coexist.
01-2 Segmented Design to Optimize Value
The tower podium adopts a "vertical garden" design concept. With limited horizontal space, it maximizes vertical potential to create a layered, fluid, and vibrant urban public space, enhancing its commercial value.
The middle section of the tower houses high-end clubs and fitness centers. Large cantilevered platforms extend the user’s spatial experience from indoors to outdoors.
The tower’s crown—boasting the best views and most unique spatial experience—features an oversized "Cloud Theater". Its grand scale blurs spatial boundaries, offering an unobstructed panorama of the bay and urban landmarks. It will host high-end corporate events, skyline social gatherings, and aerial concerts, becoming a dynamic hub for the project and the city.
02 Multidimensional Expression of Local and Ecology
Adapting to Dubai’s extreme climate—strong winds, scarce rainfall, and intense sunlight—we aim to create a "locally rooted green space".
The podium, connecting the metro and urban commerce, uses layered greenery and sunshade structures to create a green, open, comfortable, ventilated, and shaded microclimate in the hot desert environment—serving as a pleasant "public oasis" for the city.
Commercial facilities are arranged systematically within the space, with gray areas integrated with outdoor dining to increase leasable area. This efficient integration of ecology and commerce offers new insights for commercial spaces in hot regions.
03 Redefining Office Experience Through Space
To realize the client’s vision of a "top-tier luxury space integrating hotel-quality services and office flexibility", office spaces were designed with private, efficient circulation ,unique, ritualistic spatial experiences and diverse office products.
The office area and club have separate lobbies. A sophisticated wayfinding system separates pedestrian and vehicular traffic, ensuring privacy for different user groups while creating an efficient and ceremonial entry experience.
Public spaces of varying scales and functions—sky balconies, leisure facilities, and the Cloud Theater—enhance the building’s unique shared experience and economic value.
Diversified office products and flexible layouts cater to the needs of diverse user groups.
04 New Challenges in Project Implementation
Structural design remains a key challenge for super-high-rise projects, requiring a balance between safety, cost, construction timeline, and quality. As an overseas landmark, efficient collaboration among multinational teams within a tight schedule is also critical.
Leveraging the outstanding commercial success of the Lumena project and the client's high recognition of the gad design team, the client has concurrently entrusted gad with the architectural design Lumena Alta by Omniyat. This project has been officially named "Lumena Alta",an ultra-high-rise complex that integrates a top-tier luxury hotel, high-end offices , and premium commercial formats. We look forward to the design outcomes of these two projects, which will inject new vitality and shape a fresh landscape for Dubai's core business district.
