LTR1 redefines the multi-housing tower as a vertical living system—a regenerative mixed-use ecosystem where housing, commerce, coworking, gardens, and public life coexist. At its base, the project introduces Quadra, a gastronomic and commercial center conceived as an open civic interface. Double- and triple-height public spaces welcome the community, transforming the development into an active cultural destination aligned with the principles of Tropical Vertical Urbanism.
The building’s primary concept derives from the topography of San Salvador. Its geometry originates from the silhouettes of the Picacho and Volcán San Salvador, documented through on-site photography and translated into volumetric studies. This process informs the tower’s identity, while the massing is purposefully folded into an oval-like curvature to preserve the forest at the center of the site. By bending the volume, the architecture protects mature trees and frames a central ecological void that structures the project.
Carved openings—courtyards, sky gardens, and cross-ventilated atriums—optimize environmental performance in a tropical climate. Durable materials, permeable surfaces, and layered vegetation help manage heat, elevate comfort, and strengthen users’ sensory connection to nature.
Functionally, LTR1 operates as a flexible mixed-use platform. Quadra activates the ground plane through commerce and gastronomy, establishing a vibrant public realm. Upper levels follow a vertical ecological gradient inspired by the biomes of El Salvador: dry forest references inform the lobby zones; cloud-forest qualities shape communal terraces; and aquatic biomes define the pool and wellness areas. Residential layouts adapt to remote work, evolving household structures, and multigenerational living.
In terms of impact, LTR1 demonstrates how Tropical Vertical Urbanism can integrate density, ecology, and public life. Through its mixed-use programming, preservation of existing vegetation, and passive environmental strategies, the project reduces land consumption, enhances well-being, and reinforces ecological continuity within the city.
