Lotte Center Hanoi, the sky garden tower of Hanoi, Vietnam, is a celebration of Vietnamese culture and sustainable design. It is the city’s first intelligent multiplex building which maximizes energy and water efficiencies. Standing at 272 meters, it is the second tallest high-rise in the country.
Inspired by the ao dai, Vietnam’s traditional long dress, the tower presents a sleek, tapered design defined by bold vertical lines. Similar to the dress, the tower features a slit, or spine, which separates the building into two distinct towers. Along the spine, central sky garden atria climb the entire elevation. Five-stories in height, these stacked gardens create both communal and sustainable spaces between the towers. Windows within the offices and residences offer framed views of the sky gardens, a reference to Vietnam’s historic garden houses.
The six-level podium includes a department store and the five-story basement hosts a supermarket and on-site parking. The 32nd floor is a technical floor with commercial offices located on Floors 7 to 31. From Floors 33 to 64, the east tower features a 320-key hotel while the west tower includes 258 serviced apartments. A publicly accessible, panoramic viewing lounge is located at the tower top.
The tower, oriented along the solar-intense southwest-northeast axis, exposes only the narrow sides of the tower to low sun angles, minimizing the direct solar heat gain during summer months. The sky gardens are positively pressurized, effectively blocking outside air infiltration while providing cross-ventilation to spaces adjacent to the atria. Lotte Center Hanoi’s unique sky garden geometry leads to a 70% reduction in electrical lighting use, as compared to a tower design without atria. Membrane bioreactors, built into the basement, treat all wastewater on site.
