The Lincoln Place redevelopment is located in Venice, CA, and is one of the most significant, urban housing projects in the United States by nature of its $190.7 million FHA-insured loan. This is the largest such unsubsidized loan ever issued by the U.S. Department of Housing and Urban Development and underscores the importance of the redevelopment as a housing solution for LA’s landmark beachside community.
The project took more than a decade to finish, but the 35-acre site met all necessary approvals after its contentious entitlement process. Since Lincoln Place is designated as a historic site, the design had to rehabilitate the 696 existing apartments occupying 45 structures originally built in 1951, while integrating 99 new apartment residences, a new leasing facility, and a new recreation center in harmony with the community’s existing character. The design approach was to revive the charm of the community’s existing buildings and preserves its expansive green spaces including nearly 400 trees. New buildings reflect the unique character of this distinctive property in a modern context.
