The Lincoln Road apartment complex contains 131 apartment units atop 17,000ft2 of commercial space, which is stretched across two separate lots. The building is L-shaped in plan, with two street frontages joining behind a number of existing buildings at the corner of Lincoln Rd and Flatbush Ave in the Prospect Lefferts Gardens area of Brooklyn, a block away from Prospect Park’s west side. The site also has a long frontage along an MTA right-of-way, allowing a great deal of natural light onto the site from the southwest.
The project, nearing the end of the CD phase, has also been done entirely using BIM software (Autodesk Revit, primarily) allowing us to clearly, three dimensionally coordinate a complex structural system including 2 transfer slabs with the challenges inherent in situating a multi-unit residential plan atop open commercial space. Our consultants utilize BIM software in order to streamline coordination, and esure that all of the projects myriad elements fit together with tight precision.
The building is designed to meet NYSERDA standards and the apartments adhere to New York City’s HPD requirements for minimum room sizing, making the apartments more spaceious than is common in much of the city.
Our design of the exterior mimics the vertical datums present in the surrounding architecture, so as not to stand out like so many of the new developments that have been constructed in the area, but the design remains “of its time,” with bold horizontal elements designed to break up the mass visually while providing sun shading for the windows during the summer months, and allowing light in during the winter months.
