The 18-unit project is located in Riant street in Saint-Denis, close to the city center, in a traditional faubourg fabric of brick buildings with attractive ornamentation. This is where the Cooperative d'Accession Sociale à la Propriété (CAPS) comes in, producing a social-ownership project enabling low-income households to acquire a home.
INTEGRATING THE PROJECT INTO THE SITE
Site constraints: In order to adjust the project's dimensions to those of the two neighbouring buildings, the facades are raised by a partial level, thus ensuring the continuity of the two adjoining roofs. Two skylights reinforce the slender effect formed by this elevation. A gap forms the transition between the two facade heights.
The walk-through hall slips beneath the building like a gap, allowing the depth of the plot to be measured from the public space, with a direct view of the garden.
The orientation is optimal. South on the interior facade, with a programmatic capacity in keeping with the size of the plot and ideal for the layout of living spaces. In contrast to the north-facing street facade, which houses bedrooms only, the south-facing facade features generous loggias, a natural extension of the living rooms.
In addition to the bioclimatic design of the homes, which guarantees optimum living comfort, the main aim of the project's conception was to offer a sober, respectful and contemporary insertion into the context, leading to a singular, situated project, while at the same time proposing a convivial place in which users can forge a strong social bond typical of social home-ownership operations.
STREET FACADE
In keeping with the spirit of the place, the street facade is clad in terracotta tiles with a two-tone modenature: the darker lower one forms the base, then flares out at the top, giving way to a lighter, airier tile. This was a contemporary response to the neighbouring buildings, which are generously decorated in brick, and to the request from Building de France for a base on the first floor. This low level was raised to form a basement, aligning the openings on the first level with those of the adjoining buildings, while at the same time providing privacy for the two studios overlooking the street. In order to adjust the project's dimensions to those of the two neighbouring buildings, this façade is topped by a partial level, thus ensuring the continuity of the two adjoining roofs. The proportion of the openings, with their double sashes, metal shutters and railings, echoes the windows of the buildings on the street. In this way, the facade has a contemporary feel, while retaining the materiality and themes of the Faubourg style.
ARCHITECTURAL BIAS
The shared roof garden: The project comprises two different types of self-managed planted spaces :
- The small rear garden, a green heart entirely planted in the ground, around which the project develops. It allows the planting of small fruit trees (cherry and apple). Thanks to the density of its plantings, this island of coolness helps to reduce the ambient temperature by a few degrees on hot summer days.
- The rooftop vegetable garden provides residents with containers in which to grow their own crops. It is complemented by shelters for insects and birds. A pergola provides space for a communal table.
These planted spaces are designed above all as places for meeting, sharing and conviviality, and can be self-managed by residents, requiring no costly maintenance.
