High above the pulse of Mumbai, within the skyline landmark of One Lodha Place, the LBBW office brings German order to the heart of the city’s restless rhythm. Landesbank Baden-Württemberg is a German lending bank with operations spanning continents. Their Mumbai office was conceived as a space for hosting executives and key meetings, establishing credibility within one of the city’s most prestigious commercial addresses.
When Arriva Designs joined the project, the office existed as a bare 1,200-square-foot shell.
Meeting the timeline and managing logistics were the main challenges. The project had to be completed in 90 days, with civil work permitted only at night due to building regulations. Design coordination extended across Dubai, Singapore, and Germany, with approvals and reviews conducted virtually. Each night on site was paired with offsite fabrication, ensuring furniture, panels, and cabinetry were ready for assembly at first light.
To meet these constraints, the design team adopted a simple and deliberate approach. Neutral tones formed the base, complemented by timber finishes and punctuated with deep blue accents that reinforced the brand. Glass partitions and folding systems allowed the compact plan to expand visually or contract as needed. Wherever possible, ceiling height was maximised to enhance the perception of space despite the limited footprint.
The moment you enter, the reception sets the tone for your experience. Vertical stripes rise behind the LBBW logo, guiding the eye upward and suggesting a composed rhythm. Adjacent, a deep blue wall charts the bank’s history, its milestones unfolding like a journey. A grey sofa sits tucked to the side, offering a welcoming pause without interrupting circulation.
Just beside, the conference room is framed by foldable sliding glass partitions, allowing the space to stay open most of the day or close for privacy when needed. A long wooden table sits beneath a minimal pendant light, while a wood-inlaid ceiling tray mirrors its form, subtly drawing attention to the room’s centre. Fabric-lined panelling along the TV wall introduces texture to the otherwise calm volume.
Daylight filters through large glass panels, reflecting across the light grey-beige tile flooring with subtle marble veining. HVAC, sprinklers, and other services are integrated invisibly, with minimal false ceilings preserving openness and the clean lines that convey the brand’s disciplined approach.
Walking down the corridor, the main workspace unfolds as a row of custom workstations. Glass cabinets above catch the light, drawing the eye upward and emphasising the room’s sense of volume. Wood desktops and ergonomic chairs provide a comfortable spot for work, while open shelves alternate with concealed storage, keeping the space orderly without feeling rigid. A wall with the mission statement and blue accents reinforces the bank’s identity, tying the space together.
At the far end of the office, the executive cabin opens onto L-shaped windows that frame the city skyline, filling the room with daylight. An adjustable desk serves as the main focal point, around which the room is organised. Open shelves with vertical black frames rise alongside warm wood surfaces, while ribbed wall panels introduce subtle depth. A small seating area sits to the side, providing a comfortable spot for informal meetings. The TV wall continues the cabin’s material language, clad in vertical wood laminates with fine grooves and laminate panels, maintaining cohesion.
The assistant’s cabin next door carries the same composure. Minimalist, grid-like shelving enhances storage while introducing visual order, aligned with the window proportions, maintaining rhythm and material continuity.
The pantry introduces a change in mood, a pause within the office. A metal jaali screen marks the shift from the formal workspace. Patterned tiles with delicate motifs add a hint of Indian character, complemented by wood-and-glass cabinetry and a gloss laminate countertop. The space becomes a small haven, a moment to step back, refresh, or reflect before returning to work.
The washrooms are tucked discreetly near the entrance, concealed behind fluted wooden panels that blend seamlessly into the wall. Accessible yet understated, it maintains the office’s clean lines and minimalist character.
