This 23,000sf existing office building was gutted and modernized to attract top level corporate clients. The site was reconfigured to optimize parking, lighting and signage. The building was stripped and fit out with new services, systems and finishes including new window glazing, exterior cladding, parking and site work. Although not implemented, various light weight screening systems were explored to shade southern sun and reduce energy consumption. Ultimately a Solarban 60 coating was used on all glass to reduce the solar heat gain coefficient below .27 for superior performance. The lobby was fitted with white marble, new tech ceilings and lighting. All 1st and 2nd floor spaces were fitted out “vanilla boxes” for future tenant occupancy. The 3rd floor underwent a custom renovation to house the offices of the building owner.

The third floor interior was fit out for the building owner, an investment capital firm, who desired a work space which would impress any of the visiting companies they host and do business with daily. With that in mind, the design concept was to wrap the service core in white oak and create ‘caves and tunnels’ through it in various colors, materials and lit qualities. The elevator lobby, a texturally and geometrically playful space, featured polished white marble floors which retained a basic conservative geometry while reflecting the abstract perforations of the aluminum ceiling above. A custom designed Corian wall was milled using the company’s logo to create a dimensional pattern. Other corridors and display nooks were painted with bright bold colors, accenting the overall space. Custom cabinetry, desks, cubicles and conference tables were all designed and fabricated by Moto Designshop.
