The rectangular mass, which refers to historical inn typology, sits on 4000 sqm footprint area where 2000 sqm is covereted and the rest is left as an open courtyard. With its scheme, the same size of the vertical circulation core of the intended high-rise building serves for a much larger floor area. The open-air corridors circulating the courtyard's inner facade also reduced the load of HVAC and lighting energy requirements and enable office users to go outside directly from their offices. The efficiency of the building also increased with the mass articulation where southern parts are lowered to increase daylight reaching the north part and to the courtyard. The facade on the highway side is designed to have the least possible openings to avoid the traffic noise. Keeping the building mass low also enable the use of windows that can be opened where ReynaersCW 50-SC and CS 86-HI Systems with RAL 7106 colors have been preferred. The modular planning approach of which a 57sqm office unit is the basic element, creates a great benefit for the client where they can allocate different sized individual units inside the solid mass.
Small craftsman workshops around a corridor surrounding a courtyard are still seen in historic parts of the city. The office buildings of late 19th century In Istanbul also borrowed this typology where lawyers, accountants etc. work together, a typology still widely used today.
