An existing 1940's era residence was taken down, leaving only the recently completed in-law apartment. The impact of such a large estate in a more traditional neighborhood was mitigated by breaking up the masses into three separate forms connected by transparent linkage. The main forms conceal the ravine beyond when approaching the residence, but are given glimpses through intermediate links. The views, however, were maximized from within the home. The luxuries of the home include a sunken sports court, fitness room, spa, 4 car and boat garage, home theater, and an elevator connecting the sunken garage to the Kitchen level. With such a large project there are environmental impacts that should be taken into account. The home was outfitted with a Geothermal system, radiant floor heating, a highly insulated building envelope, and solar heat collecting spaces.
