The design and planning of the Godon Neighbourhood project represents Place Dynamix’s commitment to regeneration and sustainable master planning on the island. The Government of Mauritius has developed planning policies aimed at rural regeneration and encouragement of development within existing settlement boundaries. In line with these policies, the Place Dynamix proposals ensured Godon neighbourhood would connect seamlessly to the existing town of Centre de Flacq to serve the wider sub-region.
Sustainable design principles were established to guide the master plan process while planning strategies were aimed at creating a walkable community through graded density, permeable street networks and a mix of uses. A community hub was provided with retail and other facilities overlooking a large park which is intended to form the heart of community life with views to the mountains and connections to a river park where jogging and cycling tracks encourage active and healthy lifestyles.
Place Dynamix developed a number of options based on rigorous site and contextual analysis. The resulting framework and objectives were combined with a phasing strategy that will allow the neighbourhood to evolve. A number of innovative features of movement, layout, sustainable drainage and flood mitigation were embedded into the master plan.
