Metropolitan United Studio completed the Re-Cladding and Renovation of the KS Building located on Sinsa-dong Gangnam-gu in the Garosugil District of Seoul, Korea. The Garosugil District is known as the "SoHo" of Seoul. The main design scope includes re-cladding the building skin, dormer addition, individual tenant entry design, view corridor study, circulation analysis and building signage design.In addition to providing the typical architectural design services for our client, MUS has fulfilled the various real estate development advisory functions such as programming, market analysis, construction budgeting, cash flow analysis, tenant leasing, etc. One of the goals for this development project was to create a maximum income stream for this property. As a result of the re-cladding and renovation, the building’s occupancy rate has increased from 70% to 100%. The building is a mixed-use retail, commercial and residential property.
