Koordinat is conceived as a respectful response to the site. The positioning of the blocks ensures spatial integrity across the area while preventing mutual disturbance. Three point blocks and the podium blocks attached to them establish a layered urban fabric, bringing the scale of the development closer to the human experience while simultaneously creating diverse perceptions at the scale of the city. This configuration allows light and air to permeate the site while integrating the 360-degree panoramic views into the core of residential life. Rising in harmony with the terrain, the building groups enable the creation of extensive recreational and landscape areas, which are organized into three interconnected zones within the project.
The entrance courtyards and plazas, located on plateaus along the main axis that defines Koordinat’s primary approach, serve as transitional spaces preparing residents for entry into the buildings. Within this pedestrian-oriented environment, the recreation areas are designed free from vehicular circulation, fostering a calm and serene atmosphere reminiscent of a coastal or rural town. Green roof gardens conceal the enclosed parking system, allowing landscape continuity and enabling greenery to penetrate deep into the residential environment.
The project’s diverse housing mix offers spatial solutions tailored to different lifestyles, while its architectural strategies create a balanced coexistence for users of all ages and backgrounds, ensuring privacy without compromising the sense of community.
