Aspiring to assert its presence along Kifisias Avenue, the project is sited in Marousi, a suburb northeast of Athens’ city center. The office building sits elevated on pilotis above a landscaped ground plane, inviting movement under and through the site and its shared spaces, away from the speed of the motorway.
Distinguished by its facade, the project carves the space between its core and its neighbors with sweeping lines. The perforated facade, consolidated by its deep floor plates, shades and maximizes thermal and sustainable benefits to offices within. Offset from the building’s mass, the facade also affords each workspace its own outdoor terrace while occasional openings frame glimpses out towards its urban context.
This second skin filters noise from its busy street edge and softens interior spaces with diffused natural light seeking to facilitate a healthy and comfortable working environment. Planned to maximize flexibility, floor plates provide clear spans and amenities to support multiple tenants and the division of space to meet variable needs.Topping out the four floors of office space, a green roof terrace offers additional refuge, the provision of solar panels and views beyond.
